Industrial Painting in Charlotte: Tilt-Up Concrete, Warehouses & Plants

Tilt-up concrete buildings are everywhere around Charlotte. Drive past the distribution centers off I-85 and I-77, the manufacturing plants in Gaston and York counties, or the newer warehouse parks in Fort Mill and Indian Trail, and you’ll see the same big panel walls. Sooner or later, every one of them needs a repaint. This guide walks facility managers, owners and property managers through what tilt-up concrete painting involves, and how SouthEnd Painting & Roofing handles industrial painting in Charlotte for warehouses, plants and other large buildings.

Why Tilt-Up Concrete Buildings Need Repainting

A tilt-up building is made of concrete wall panels cast on site and tilted into place. The panels are tough, but the coating on them takes the weather year after year. Over time you start to see:

  • Faded, chalky paint that makes a well-run facility look neglected
  • Dirt, mildew and rust streaks running down the panels
  • Failed caulk at panel joints, where water can get behind the coating
  • Worn paint on dock doors, bollards, man doors, frames and railings
  • Old brand colors or accent bands that no longer match your company

A fresh coating system brings back the look of the building and helps protect the surfaces underneath. It’s also one of the simplest ways to make a facility look ready for new tenants, buyers or customers.

Our Tilt-Up Concrete Painting Process for Warehouses and Plants

1. Pressure Washing and Surface Prep

Every coating system is only as good as the surface under it. We start with commercial pressure washing to clear dirt, mildew and loose material from the panels. Then we look closely at the joints, cracks and any peeling areas, and prep them so the new paint has a sound surface to bond to.

2. The Right Coating System, Primer to Finish

We apply 2 to 3 coats on all of our painting services for premium protection. When the substrate is in rough shape, that means a primer plus two topcoats, with every coat chosen to work with the one beneath it. Depending on the job, we use products from Sherwin-Williams, Benjamin Moore, Behr, Valspar and PPG. Weather limits, dry times and recoat times come straight from the product label, and we follow them.

3. Doors, Metal and Accents

The details matter as much as the big walls. We use industrial enamel for durable, cleanable finishes on doors, frames and other metal, and we repaint accent bands, canopies and trim so the whole building looks finished. See our commercial exterior painting page for more on exterior walls, doors, trim and parking striping.

4. Safe Work at Height

Tilt-up walls are tall. Our crews are highly skilled and trained on boom lifts and aerial platforms, so we can safely reach upper panels, parapets and long runs of wall. Our industrial crews work under 30-hour OSHA certified foremen, with in-house safety programs and OSHA-compliant work practices, and we are SSPC certified for industrial protective coatings work.

Inside the Building: Plants, Warehouses and Shutdowns

Industrial painting in Charlotte doesn’t stop at the exterior. Inside, we paint walls, doors, stairwells and corridors, and we apply dry fall coatings to high ceilings, open deck and exposed structure. Dry fall is designed so overspray dries before it reaches the floor below. For hard-working floors in warehouses and plants, we install commercial epoxy flooring and coatings, including anti-slip options and urethane topcoats.

We also take on facility shutdown work. When a plant schedules a shutdown, we plan the painting to fit that window so production can get back up and running. For data center projects, see our data center painting page. We have painted the data center serving the Charlotte Douglas International Airport control tower.
