Part 3 of our Winter-Proof Your Home series.
A small roof problem in October can turn into a ceiling stain, wet insulation or a soft roof deck by February. Charlotte’s winters bring long stretches of cold rain, the odd ice storm and wind that lifts loose shingles. So fall is the time to find out where your roof stands, and whether it needs a repair or a replacement.
A Quick Roof Check You Can Do From the Ground
Please stay off the roof. Use binoculars from the yard and look for:
- Missing, cracked or curling shingles, especially after summer storms
- Bare spots or granules collecting in gutters and at downspouts
- Lifted or rusted flashing around chimneys, skylights and walls
- Cracked rubber boots around plumbing vent pipes
- Sagging areas in the roofline
- Overflowing or sagging gutters that push water back toward the roof edge and fascia
Then check inside. Look in the attic with a flashlight for water stains, damp insulation or daylight through the boards. On ceilings, look for brown rings or bubbling paint, especially below bathrooms, chimneys and valleys.
When a Repair Makes Sense
Many roof problems can be fixed without replacing the whole roof:
- A few missing or damaged shingles in one area
- A leak traced to one spot, such as a vent boot, chimney flashing or skylight
- Storm damage limited to one slope
- A roof that’s otherwise in good shape for its age
A good repair matches the existing shingles as closely as possible and fixes the cause of the leak, not just the symptom. If water has already stained a ceiling, we can repaint it after the roof is fixed. Being a painting company comes in handy there.
When Replacement Is the Smarter Move
Replacement is often the better investment when you see:
- Curling, cracking or granule loss across most of the roof, not just one spot
- Leaks in several places, or repeat leaks after repairs
- Soft or sagging decking
- An older roof that’s near the end of its expected life. Your shingle manufacturer’s information is a useful reference.
- A string of repairs that are starting to add up
We install roofs with GAF, Owens Corning and CertainTeed materials, and we’ll walk you through the options. If the timing is a concern, Acorn financing is available. Learn more about our roof repair and replacement services.
Can Roofing Be Done in Winter?
Yes, on suitable days. Roofing materials come with manufacturer installation instructions, including temperature guidance, and crews need dry conditions to work safely. Charlotte winters usually offer workable stretches. Still, it’s easier to schedule and less stressful to deal with problems in the fall, before a leak forces the issue.
Don’t Overlook the Roof Edge
Fascia, soffits and gutters are part of the roof system. Rotted fascia can’t hold gutters securely, and clogged gutters can back water up under the roof edge. We repair rotted fascia and soffits with our own carpentry crews (see residential carpentry and repair services). We also install seamless 5-inch and 6-inch gutters with fine-mesh guards that keep leaves and debris out and let only rainwater in (see gutter replacement and gutter guards).
Frequently Asked Questions
How do I know if my roof needs repair or replacement?
If damage is limited to one area and the rest of the roof is sound, repair is usually enough. Widespread wear, multiple leaks or soft decking point toward replacement. A professional inspection gives you a clear answer.
Should I replace my roof before winter?
If your roof is failing, it’s better to replace it in the fall than to wait for a winter leak. If it’s sound, targeted repairs and clean gutters may be all you need this year.
Will you fix the water-stained ceiling too?
Yes. Once the roof is repaired, we can treat and repaint stained ceilings so the inside looks right again.
