Winter-Proof Your Home: Roof, Paint, Rotted Wood and Caulk

Part 1 of our Winter-Proof Your Home series.

Charlotte winters are usually mild, but they still find the weak spots in a house. Cold rain, nights that dip below freezing and warm back up, and the occasional ice storm all push water into any gap they can find. Fall is the best time to close those gaps, while the weather still allows outdoor work. Here’s the checklist we walk through with homeowners across Charlotte and Union County, and what each item protects.

1. Start at the Top: Your Roof

Your roof takes the brunt of winter weather. From the ground, or with binoculars, look for:

  • Missing, cracked or curling shingles
  • Granules collecting at the bottom of downspouts
  • Lifted or rusted flashing around chimneys, vents and skylights
  • Water stains on ceilings or in the attic

A few loose shingles or a failed boot around a vent pipe are usually simple repairs. Widespread problems may mean it’s time to think about replacement. We cover that decision in Part 3 of this series, Is Your Roof Ready for Winter? You can also see our roof repair and replacement services.

2. Clear the Path for Water: Gutters

Gutters full of fall leaves overflow in the first big rain. That water soaks fascia boards, runs down the siding and pools at the foundation. Clean them after the leaves drop, or stop the problem for good with fine-mesh gutter guards that keep leaves and debris out and let only rainwater in. If your gutters sag, leak at the seams or pull away from the house, seamless 5-inch or 6-inch gutters with matching guards are worth a look. See gutter replacement and gutter guards.

3. Find and Fix Rotted Wood

Rot starts where water sits: fascia behind gutters, window sills, door frames, corner boards near the ground and porch posts. Press a screwdriver into suspicious spots. If it sinks in, the wood needs repair. Rotted wood only gets worse through a wet winter, and paint can’t hold on soft wood. Don’t forget the crawlspace either. Musty smells, soft floors or bouncy spots can point to rotted sill plates, joists or subfloor. Part 2 of this series covers this in detail, and our home repair and carpentry services page explains what we handle.

4. Seal the Gaps: Caulk Around Trim, Windows and Doors

Caulk dries out, shrinks and cracks in the summer sun. Every cracked joint lets water in behind the trim and cold air into the house. Walk around and check:

  • Where trim boards meet siding or brick
  • Around window and door casings
  • At corner boards and where pipes, vents and wires enter the house

Old, cracked caulk should be removed, not just covered, before new paintable exterior caulk goes on.

5. Protect the Paint

Paint is your home’s first line of defense against moisture. Peeling, bubbling or chalky paint means the coating isn’t protecting the surface underneath anymore. Fall is often a good time to paint in the Charlotte area, but every exterior paint lists a minimum application temperature on its label, and the surface has to stay dry while the paint cures. If the season runs out, spot-prime bare wood now to protect it, then plan the full repaint for spring. See our exterior house painting services.

6. Check Your Siding

Cracked fiber cement, split cedar and cracked stucco all let water behind the wall. Faded, chalky vinyl isn’t a leak problem, but it can usually be repainted instead of replaced. Part 4 of this series covers stucco, HardiePlank, cedar and vinyl.

Frequently Asked Questions

When should I winter-proof my house in Charlotte?

Early to mid fall is ideal. The weather is still good for outdoor repairs, caulking and painting, and gutters can be protected before the heaviest leaf drop.

Can exterior painting be done in the fall?

Often, yes. The key is following the paint’s label for minimum temperatures and making sure surfaces stay dry while it cures. We schedule around the forecast.

What’s the most important winter prep task?

Controlling water. Make sure the roof is sound, the gutters flow, rotted wood is replaced and joints are sealed. Most winter damage starts with water getting where it shouldn’t.
